In Depth

How: Walk around the exterior of the home and inspect each caulking joint at window and door drams, between two different siding materials and around piping which enters the home. Note: Some Make It Right homes have windows in the attic - don't forget to inspect those as well! Original caulking will shrink and crack over time due to normal weathering. Confirm that caulked joints are sealed properly and haven't cracked, pulled apart or fallen out. If necessary, clean the old caulking materials out from the joint out with warm, soapy water and a toothbrush, then reapply caulking material to achieve a proper seal. Consult with a local hardware store to select the right type of caulk. Clean tracks of windows and sliding glass doors before applying silicone lubricant.

Inside the home, inspect the overall integrity of doors and windows and their operation. Windows and doors can be affected by a number of elements, including minor settling, wear and tear, expansion and contraction and general weathering. Check weather-stripping at all windows and entrance doors. Make sure a tight air seal is formed when they are closed. Replace weather stripped that has come loose or is damaged. Make sure the door latches and bolts securely. Spray graphite into key holes and onto hinges when lubricating.

Look for binding or rubbing in the frames, cracked panes, difficult operation, locking problems, cracking or peeling paint or varnish. Adjust, lubricate and re-seal as necessary. Door thresholds can often be adjusted by loosening or tightening the threshold screws. Also, don't forget to lubricate the tracks for sliding and pocket doors. Paint or seal the top and bottom of doors to reduce moisture penetration and wood shrinking or swelling. Don't sand or plane a door until it has been exposed to the various moisture changes of every season.

Twice annually, wash the exterior portion of the windows by hand. As necessary, clean the interior portion of windows with a mild cleaner.
